A residential and investment project in the southern part of Phuket, combining the opportunity for private residence, holiday use, and professionally managed investment. The project consists of 4 seven-storey buildings with a total of 372 apartments.
The project’s architecture has been designed to make the most of the surrounding nature and views. Up to 90% of the apartments offer views of the sea, tropical greenery, or the surrounding landscape, with views of the Andaman Sea available from the upper floors of the development.
The project offers two different investment models:
1. Building 4 will operate as Radisson Serviced Apartments Rawai Phuket, comprising a total of 118 apartments under professional hotel management by Radisson. This is an investment-focused model in which operations, rentals, and services are handled by a professional management company. The apartments are included in a professional hotel operating model and owners are not permitted to use their units for personal stays. Within the investment program in the Radisson-managed part of the project, the projected annual return is approximately 8%. The investment model operates through a 10-year lease-back program with an option to extend. Returns are distributed proportionally according to the ownership share of each apartment. Units with more attractive views benefit from a view-based rental coefficient, meaning that the quality of the view is taken into account and may increase the owner’s share of rental income. The rental model operates through a rental pool, with 80% of the rental income allocated to the apartment owner and 20% to the management company. The apartments will be delivered fully furnished, including furniture, equipment, and appliances.
2. For Buildings 1, 2 and 3, the investment model is more flexible. Owners may use their apartment for personal purposes or include it in the rental pool program. Within the rental pool, rental income is distributed on an 80/20 basis, with 80% allocated to the owner and 20% to the management company after deduction of expenses.
The management service includes comprehensive rental management, marketing, guest services, and transparent reporting through a mobile application. The apartment can also be enrolled in a guaranteed annual return program starting from 6% per year. For these three buildings, if the apartment is enrolled in the guaranteed rental return program, the owner may use the apartment for 1 week during high season and 2 weeks during low season.
