Do I need a visa for Bali?

Slovak citizens need a visa when entering Indonesia. For short-term stays (up to 30 days), a Visa on Arrival can be obtained at the airport, which is valid for 30 days and can be extended once for an additional 30 days.

For longer stays (over 60 days), you must apply for a visa in advance at the Indonesian embassy or consulate. Different visa types have various requirements, so we recommend consulting the specific conditions if you plan to stay in Bali for a longer period. We can assist you to ensure the process is smooth and uncomplicated.

What is the procedure if I am interested in buying property in Bali?

Indonesian laws restrict direct land ownership by foreign nationals, but there are several options through which foreign investors can acquire properties in Bali:

Long-Term Land Lease (Leasehold):

Foreign buyers can acquire property in Bali through a long-term land lease for periods ranging from 25 to 99 years. This allows investors to control the property without having to own the land.

Setting up an Indonesian Company (PT PMA):

Foreign investors can set up a local company, known as a PT PMA (Foreign-Owned Company), which can legally own property. The company can acquire property as a legal entity, but the buyer must meet certain conditions, such as minimum capital and company registration. This model is popular among larger investors who are interested in commercial properties, such as hotels, resorts, or apartment complexes.

Types of Properties in Bali

Bali offers a wide range of properties that can be attractive to foreign clients, from luxurious villas to commercial investments. Some of the most popular types of properties are:

Luxury Villas and Resorts

Bali is known for its breathtaking luxury villas and resorts. These properties offer perfect comfort, stunning views of the ocean or mountains, and natural surroundings. These villas are often built in areas such as Seminyak, Ubud, or Jimbaran. For foreign investors, the advantage is that many of these villas can be used for short-term tourist rentals, making them very attractive investments.

Apartments and Flats

Apartment complexes are popular in cities like Kuta, Legian, Canggu, and Sanur. Foreign investors can purchase these properties as short-term rental investments or long-term rentals.

Commercial Properties

Bali is also a great place to invest in commercial properties such as hotels, cafes, restaurants, and retail spaces, especially in tourist areas. Many foreign entrepreneurs in the hospitality or tourism industry are looking for opportunities to expand their businesses in Bali, making this sector particularly strong.

Land

For those looking for long-term investments or planning custom construction, Bali also offers various land options. Most foreign buyers opt for leasehold (long-term lease), which provides flexibility and control over the property.
